Our Inspection Services
Six focused inspections, one standard every time: thorough, independent, and explained in plain language.
Pre-Purchase Inspection
Our most-booked visit: a full top-to-bottom review of the home before you commit to buying it. We check structure, roof, and every major system, then rank each finding so you know what matters at negotiation.
- Foundation, framing, and structural components
- Roof covering, flashing, gutters, and attic
- Electrical panel, outlets, and visible wiring
- Plumbing fixtures, water heater, and drainage
Pre-Listing Inspection
Selling soon? Find and fix issues before buyers do, and list with confidence instead of crossed fingers. A pre-listing visit shortens negotiations and helps your home stand out for the right reasons.
- Full condition review matching buyer inspections
- Prioritized repair list with practical guidance
- Safety items flagged before showings begin
- Summary page you can share with your agent
New Construction Walkthrough
Even brand-new homes deserve an independent second look before handover. We check finishes, fittings, and workmanship against the plans, catching defects while the builder is still obliged to fix them.
- Finishes, doors, windows, and hardware
- Appliances, fixtures, and fittings tested
- Paint, tiling, and surface workmanship
- Punch-list document ready for your builder
Roof & Exterior
A focused check of everything that keeps weather out: shingles, flashing, gutters, siding, and drainage. Ideal after a storm season, before winter, or when a full inspection is more than you need.
- Shingles, tiles, flashing, and penetrations
- Gutters, downspouts, and grading at the base
- Siding, trim, decks, and porch structures
- Photo record of wear, damage, and age
Electrical & Plumbing
The two systems most likely to cause expensive surprises get a dedicated visit from a licensed specialist. Panels, outlets, supply lines, and water heaters are tested for safety, function, and code concerns.
- Service panel, breakers, and grounding
- Outlets, switches, and GFCI protection
- Water heater, supply, and waste lines
- Fixtures, shut-offs, and water pressure
HVAC & Energy
Stay comfortable without wasting money. We review heating, cooling, insulation, and ventilation together, showing where the home loses energy and which upgrades would pay back fastest.
- Furnace, boiler, and air-conditioning units
- Ductwork, vents, and thermostat operation
- Insulation levels and air-sealing gaps
- Plain-language efficiency recommendations

Frequently asked questions
How long does an inspection take?
Most homes take two to four hours depending on size, age, and condition. Larger properties or older homes with basements and outbuildings can run longer, and we never rush to fit a schedule.
Should I attend the inspection?
Yes, please do if you can. Walking the home with us lets you see findings firsthand and ask questions on the spot. If you cannot attend, we call through the key points the same day.
What is not covered in an inspection?
We inspect what is visible and accessible: we do not open walls, move heavy furniture, test for mold or pests, or inspect septic systems and wells. Anything outside our scope is clearly noted in your report.
When will I receive my report?
Within 24 hours of the visit, guaranteed. The digital report includes annotated photos, a prioritized finding list, and maintenance tips tailored to the home.
Do you offer re-inspections?
Yes. Once repairs are complete we can return to verify the work was done properly, which is especially useful before closing or releasing final payments to a contractor.
